What is a successful CRE deal?

The ways of defining a successful lease conclusion are many.  A lot of times it is simply defined as a lease negotiated for a below market rate.  Other times it’s based on savings versus a current target.  Maybe it’s simply on time/on budget.

Success metrics are wild creatures.  Everyone looks at them differently and the ways of measuring and monitoring them are vast.  I once heard the phrase “open book accounting is my best friend because it makes it even easier to make money.”  It’s true.  The more numbers you put on the page there more places there are to slide failures or below standard marks.  Everything comes out clean in the wash (I know, bad cliche but I feel like using it anyway).

Success is in the eye of the beholder and it often makes sense to spell out success in the project agreement.  Knowing what both parties are driving toward helps everyone.  It means instead of trying to win on three or four fronts we can focus on the most critical.
